          This year we moved into our brand new office! It's been amazing to have a dedicated space where our team can collaborate, plan and bring our clients' visions to life. It's more than just bricks and mortar, it's a symbol of how far we've come and how much we've grown as a business.

          Earlier this year, we found ourselves at the National Housing Industry Association (HIA) Awards in Melbourne. After winning the Queensland HIA 'Start Up Business' Award late last year, we were invited to the National Awards and were honoured to take out the Runner Up spot for 'Start Up Business' nationally.

          Sustainability has always been important to us, and this year we're proud to say we've achieved over 8-star energy efficiency on our slab-on-ground designs and easily attained 7-star energy ratings on pole homes. Our commitment to being further educated in energy efficiency wasn’t just about ticking boxes, it was about being able to build homes that are better for our clients and better for the environment. 
         &#xD;

          While awards and recognition are wonderful, the wins that mean the most to us are always the ones that involve our clients.

          This year, we signed off on 29 jobs and we've helped 3 young people get into their first home in the midst of a housing affordability crisis—which is something we're incredibly proud to be a part of.

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

          We also celebrated our first repeat client, which was such a rewarding moment for us. When someone trusts us enough to come back and build with us again, we know we're on the right path. 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          And here’s a particularly special one; this year marked a milestone for us - we heard that there will be the very first baby born in a BCC Homes Granny Flat in 2026! One of our clients will become grandparents when their daughter gives birth in a few months allowing three generations to live close together during such a special chapter of life. Moments like these remind us that we’re not just building structures, we’re creating homes that support family, connection and life’s biggest moments, and spaces where memories are truly made. 
         &#xD;

Leading into the end of the year, we saw an increase in enquiries, commitments and signed jobs, which was incredibly encouraging. This momentum reinforced the growing demand for high-quality, custom Granny Flats and, most importantly, the trust clients continue to place in BCC Homes; something we are truly grateful for and excited to carry into the year ahead.

          There are a few variations, but keeping your Granny Flat under 80m² on the Gold Coast will mean you'll be eligible to classify it as a Secondary Dwelling, which means faster approvals and lower costs. Note: Each council varies slightly on sizing, just contact us to find out more.

These requirements will be available from your local council and providing you abide by the zoning regulations; you can proceed under the Secondary Dwelling pathway.

         So, you've decided you want to build a Granny Flat to house your parents, an adult child, or to rent out. After surveying your backyard and confirming that you have enough room for a Granny Flat, you ask, "What comes next?"

All Granny Flats include 2 AC units, ceiling fans, dishwasher and kitchen appliances, flyscreen, roller blinds, and stone benchtops – just to name a few items.

          Despite the unbearable rain (and humidity) we’ve experienced over the last couple of weeks, we’ve managed to hand over 3 granny flats in 8-days, ensuring our clients are in for Christmas with their families. It has definitely been ‘all systems go’ and the usual construction frustrations we feel in the building game such as supply chain issues, delivery dramas, last-minute product shortages etc. are always compounded in December, but we got there!  
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;

         Did you see the post on our Instagram yet? We won the 2024 ‘Start Up Business’ award last week at the QLD Hia Awards in Brisbane.

           When we started BCC Homes in the post-COVID landscape, most people thought we were a bit insane, as the industry was a shambles for some time. We also realised it was no easy feat! It required savvy, grit, focus, long hours of planning, and a clearly defined mission and purpose. We had to stand out from our competitors in this ever-evolving market where trades and suppliers were frightened of being burned by another builder.  
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Thankfully our team has years of experience in the industry building traditional homes, however, we knew that changes were coming to the market and the needs of our clients were evolving due to; limited land supply, interest rates rapidly increasing, homelessness on the rise, an aging population and the next generation becoming increasingly priced out of the market.  
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           We knew something needed to radically alter in the space, as there were supportive changes in the state legislation relaxing tenancy laws and an ever-increasing demand for affordable housing – and if we must say a ‘glow up’ required as far as granny flats were concerned! 
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Starting BCC Homes was born from a passion for working closely with clients and delivering what they were screaming out for; high-quality homes at affordable prices and finishing homes ahead of schedule.          Building a

         is an easy and affordable way to create extra rooms, generate income, or house mum and dad, and with few barriers to entry. Yet some people fail to go to the next step because they don’t realise the potential their backyard has to offer.   
         &#xD;

  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
            
         &#xD;

          Considering some of the more challenging blocks we’ve inspected and built on, it is so rare that we have been unable to provide a solution to clients that suits their block and budget simultaneously. This blog post highlights some of the more intricate spaces we have had to overcome to provide a solution for our clients.  
         &#xD;

    &lt;br/&gt;&#xD;

         &#xD;

          Our first-ever granny flat was built over an existing shed concrete slab where the floorplan was custom-designed to work with the slab and maintain a 900mm distance between the granny flat and the main house, from eave to eave at the closest point - this is as close as you can build between the two dwellings under the Gold Coast City Council secondary dwelling code. The challenges to overcome here were getting a floor plan that provided enough distance between the two homes while incorporating the existing slab and orientating the granny flat to give each respective home sufficient privacy. However, this is exactly what we achieved, and the clients couldn't be happier (just watch their testimonial on our website)!  
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
            
         &#xD;

          By comparison, another job we have recently started in
          &#xD;
    &lt;a href="https://www.bcchomes.au/latest-project/miami"&gt;&#xD;
      
           Miami
          &#xD;
    &lt;/a&gt;&#xD;
    
          is on a block of only 400m2 yet, we have managed to build a 74m2 granny flat there. The site certainly wasn’t ‘ideal’ to build a secondary dwelling on as it has all the nightmare features that make building homes a real 'head-scratcher'; an electrical board dating back to the 50s, overhead powerlines, 980mm access down one side for all machines and materials to access the site. The site is a street back from the beach, so the site was basically sand, which required 15 screw piers at 2.8m deep (on average). Nonetheless, we carry on making magic!  
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
            
         &#xD;
  &lt;/div&gt;&#xD;

          As I write this, I’ve just finished selecting fixtures and fittings for another client about to start building a granny flat on top of an existing garage! After meeting with the clients for the first time earlier this year, there was nowhere suitable for a granny flat on the almost 700m2 block, when Sam decided that the only way was up. The challenges presented here started with trying to configure a one-bedroom design (not a studio), with a bathroom, laundry, and full kitchen around the footprint of a 36m2 garage. With some incredible foresight from our drafty, client, engineer, and Sam a solution was born – we even got an 8m2 deck and large bedroom cantilevered off the existing structure. These changes are considered to save on the overall running costs of the home, while also contributing to a greener and more sustainable future, a key pillar that the NCC has homed in on with the introduction of the newest regulations.

         So you’ve received your 21-step checklist for building a

         and now you’re wondering what next?  We know that it can seem so overwhelming, especially the planning stage as there are many moving parts to coordinate a building approval, which is why we’ve tried to explain it by breaking it down into manageable steps.

          In order to quote effectively, we do require your current plans from council. This step is crucial to move forward and obtain exact pricing as it allows us to work with the draftsperson to create a space specific to your block and will tell us pretty quickly how large we can make the dwelling based on your boundary and house set-backs. The plans will also indicate if there are easements we need to address when drafting a concept plan of the granny flat. Whilst it may seem inconvenient to outlay $500 to get your plans, the reality is they are needed, and it will prevent any costly design errors when drafting plans on the fly! 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          In our experience, we have found that there are two types of property buyers; the first finds a property falls in love, and wants to put an offer in but has no idea of their borrowing capacity, so hits a snag and can’t move forward – or they want a granny flat and would like to start next week. The other type has been working towards their vision and has a finance pre-approval formalised, some clients might even have plans and maybe even an approval ready to go, but otherwise are ‘ready to cut ground’ and they need a builder. We are able to work with either buyer type, but to the former type, we would strongly encourage you to work with a broker at this point so you understand your budget. This crucial bit of information will allow us to create a design that is the right size and specification to suit your budget.

First and foremost, we recognise that most people are asking about the safety and well-being of their children and pets, and we can assure you by saying that before any work commences onsite, there will be secure and sturdy fencing erected for everyone's safety.

          There are going to be trades coming to site most days, and suppliers will be making deliveries throughout the build. To ensure this doesn't catch you off-guard, we will provide you a detailed brief at the start of each week. It will outline who and what to expect at your house and what stage we should achieve that week.

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

          BCC Homes and our contractors work to a code of practice whereby we will not start on site before 6:30 am and will finish no later than sundown. At the end of each work day, the site will be left immaculate with rubbish removed to the allocated skip bin on site. We take pride in our craft and capture photos at each of our site visits for each claimable stage, and (with your permission) we will share these on our social channels.  
         &#xD;

         cost?’ asked one of our best friends. ‘Between $180,000 and $260,000 depending on size’, was my well-rehearsed line, thinking it was a fairly obvious answer to an even more obvious question.

           She laughed and said, ‘Oh, I thought you were going to say $20,000!!’ then we both laughed – hard!

           From there we carried the jovial conversation forward imagining the humble, unapproved abode we could create for her $20,000 perceived budget – dirt floor, straw-thatched roof, beaded doorways, etc. On went the ramblings, and the laughter continued.

           This conversation came back to me a few days later as I considered the misconception about what a modern-day granny flat is, and what it truly costs in today’s market; after all, if my BFF has no idea, how could we expect the general public has any idea when they begin the enquiry journey?

           is building quality turnkey homes that are one or two-bedroom, but due to the size, are called granny flats, a bit of an outdated term - we know!

           The term ‘Tiny Homes’ has been used and refers to relocatable container homes, so that term doesn’t accurately describe what we do either.

    &lt;/div&gt;&#xD;

           We include ceiling fans, dishwasher, roller blinds, flyscreens, floor coverings – even a separate letterbox if/when required. It’s just like a new traditional home you would build, minus a couple of bedrooms and a garage.

Since we created this business in 2010, we were always fortunate enough to have gained work solely via word-of-mouth, however in 2023, we decided it was time to have an online presence - better late than never.
